General Contracting (Lump Sum)

General Contracting or Lump Sum Contracting follows the Design-Bid-Build model and is the most commonly used project delivery method in the industry. The contract with the General Contractor is arranged in a lump sum following the design and bid phases. There is no preconstruction phase involving the GC. This process involves a GC submitting a lump sum bid based solely on scope shown on construction drawings and specifications issued by the owner’s design team. The owner then selects a GC based on the lowest most responsible and responsive bid. The GC is responsible to build the project based on the construction documents and holds all subcontracts under their umbrella.

Construction Management at Risk (CMAR)

This project delivery method involves the CMAR acting as a consultant to the owner in the preconstruction and design phase, but assumes the risk for construction performance during the construction phase. The CMAR holds all subcontracts under their umbrella during the construction phase. This delivery method is also known as CM/GC since the CMAR is effectively assuming the role of the GC during construction phase. The contract with the CMAR is arranged in a Guaranteed Maximum Price (GMP). The GMP will typically include a base cost with several allowances and contingencies.

Construction Management as Agent (CMA)

Agency Construction Management is a management process whereby the owner utilizes a Construction Manager (CMA) as its principal agent to advise on and manage a project’s lifecycle. The CMA delivery method can also be referred to as Owner’s Rep or Program Manager/Administrator depending on the overall construction program. In this scenario, all subcontracts are contracted under either the owner or under the GC of which is overseen by the CMA. The CMA also bears no responsibility for the design. The contract with the CMA is arranged via fee or hourly rate in exchange for its professional services.

Design-Build

This project delivery method combines design services with construction services under one contract. The owner manages only one contract whereby the designer and CM/GC work together from beginning to end of the project’s lifecycle to provide turnkey design, preconstruction, and construction services. The Design-Build entity bears responsibility for the design and construction performance of the project.
